Project Type: Renovation and reconfiguration of a 120 m² entresuelo apartment in Valencia’s historic old town. The property was transformed into a spacious four-bedroom home with three new bathrooms, two en-suite, generous living spaces and access to a private roof terrace with exceptional views across the old town.
Design Concept: The design creates a spacious and clearly defined home while making the most of the apartment’s generous floor area. As an entresuelo, lighting, colour and carefully considered design elements were used to enhance the sense of height. The entrance hall connects the two wings of the L-shaped plan, separating the living and entertaining spaces from the bedrooms and private areas.
Living Spaces: The new functional kitchen sits between the formal sitting room, with views towards the main street, and the TV room, creating a central focus for everyday living. The TV room provides a more informal space for relaxing and entertaining, while a dedicated gym adds further flexibility to the apartment.
Sleeping Areas: Four well-proportioned bedrooms provide privacy and comfort, supported by three new bathrooms, including two en-suite. The master bedroom was positioned in the area with the apartment’s highest ceiling, creating a more generous principal bedroom. The sleeping areas remain clearly separated from the main living spaces while connecting efficiently through the entrance hall.
Construction & Sustainability: Original hydraulic tiles were carefully retained and reused where possible, preserving an important element of the apartment’s character. New centralised air conditioning, radiators and a contemporary gas fire provide year-round comfort. Existing carpentry was replaced throughout, while triple-glazed windows significantly reduce noise from the busy main street and improve the apartment’s acoustic and thermal performance.
Outdoor Spaces: Access to the roof terrace provides a valuable extension to the apartment and a unique outdoor living space. Positioned above the historic city, the terrace offers exceptional views across Valencia’s old town and provides space for relaxing, dining and entertaining.
