Site: Valencia, Valencia Built area: Total 110 m2 Status: Complete
Project Type: Conversion of a former one-bedroom, one-shower-room concierge apartment with adjoining storerooms into a spacious three-bedroom attic apartment featuring one main bathroom, an en-suite, and a private terrace.

Design Concept: The layout maximizes usable space while minimizing circulation areas. A central entrance hall efficiently connects the living and sleeping zones, allowing for a compact yet functional flow throughout the apartment.

Living Spaces: The living area is designed as an open-plan layout, combining the kitchen, dining, and lounge areas. A large sliding door offers flexibility, allowing the kitchen to be fully integrated with the living/dining room or separated when desired. Both the kitchen and living spaces open directly onto a newly created roof terrace, providing outdoor extension and natural light.

Sleeping Areas: Three well-proportioned bedrooms are arranged to optimize light and privacy. The addition of rooflights in the bedrooms enhances natural ventilation, facilitating cross-flow cooling during warmer months and creating a bright, airy atmosphere. The master bedroom includes an en-suite, providing a private retreat within the attic space.

Construction & Sustainability: The conversion prioritizes the reuse of existing structural elements, reducing waste and maintaining the character of the original building. New insulation is carefully integrated to improve energy efficiency, lowering both construction and long-term running costs. The combination of reclaimed structure and modern insulation delivers a sustainable, comfortable living environment.

Outdoor Spaces: The roof terrace offers a unique outdoor living opportunity, accessible from both the living room and kitchen. Its positioning maximizes sunlight and provides a private, elevated space for relaxation or entertaining.

Overall: The project balances modern comfort with sustainable design principles, transforming an underutilized attic into a bright, functional, and energy-efficient three-bedroom apartment without unnecessary circulation spaces.
